The studio

Suze Patel Home Staging helps homeowners, developers and estate agents present properties beautifully for sale, creating spaces that photograph well, connect with buyers and show the full potential of a home. We are based in Bolton, Greater Manchester and work across the North West, Yorkshire, Cheshire, Derbyshire, Staffordshire and beyond.

A property is rarely sold by its floor plan. It is sold by how it makes someone feel in the first few seconds, on a screen and then at the door. Our work is to engineer those few seconds: to take a space a buyer struggles to picture and turn it into one they can already imagine living in.

Alongside staging for sale, we furnish new build show homes, and we style serviced accommodation and HMOs for owners letting rather than selling.

The studio is led by founder Suze Patel. The approach is deliberately practical: listen first, understand who the property needs to attract, then style with restraint and intent so the space photographs well and shows even better.

Buying a home is an emotional decision long before it is a financial one. A staged room gives a buyer something to feel: this is where I would sit on a Sunday, this is where the mornings happen. When a property connects like that it holds attention for longer, attracts more interest, and is positioned to sell faster and at a stronger price.

Suze is a member of the Interior Designers Hub (UK), an Ofqual-regulated UK provider of accredited training in interior design and business practice.

    Most buyers meet a property on a screen before they ever stand in it. We style for the lens, because the listing photo is the shop window that earns the viewing.

    Hard-wearing where it needs to be, hireable where it makes sense, and installed and removed cleanly around a live sale or let.

    We bring in the furniture, art and accessories the property needs, or restyle what is already there, and dress every key space.
