Up to two hours, plus written plan

A focused in-home consultation for sellers who are still living in their property. We walk through each room together and give clear, practical advice on furniture layout, decluttering, styling, lighting and presentation, so your home photographs beautifully and is ready to impress at viewings.

Afterwards you receive a personalised priority action plan: what to do, and the order to do it in, so you have a clear route to getting your home market-ready. The work itself stays in your hands, which keeps the cost down and the plan entirely yours.

Common questions

  • Will you work in an occupied home?

    Yes. This consultation is designed for exactly that. It helps you make the most of what you already own, with clear advice on layout, styling and preparing your home for photography and viewings. Where needed, we can also discuss bringing in a small selection of additional pieces to complete the look.

  • Do you move the furniture on the day?

    We will demonstrate and make small adjustments as we go, so you can see the difference. The action plan is then yours to work through in your own time.

  • What do I get afterwards?

    A personalised written priority action plan, room by room, in the order that will make the most difference before your photographs are taken.

  • What if the property is empty?

    Then Vacant Property Staging is the better fit. An empty room gives a buyer nothing to picture, so it needs furnishing rather than advice.

Six-week hire

An empty room gives a buyer nothing to hold on to. It photographs flat, it is hard to judge for size, and it asks the buyer to do imaginative work that most will not do. We furnish, light and accessorise the property end to end so every key room reads as a home someone already wants.

Whether you are a homeowner, a developer or an estate agent, the goal is the same: a faster sale at a stronger price. We look at the property and the buyer it is most likely to attract, then plan and install a scheme built for that buyer, for the listing photographs first and the viewings that follow. The minimum hire is six weeks, with extensions on request, and we de-stage and collect once it has sold.

  • How long does the hire last?

    Six weeks as standard, with extensions available if the property has not sold by then. We agree the terms upfront so there are no surprises.

  • What happens at the end of the hire?

    We de-stage and collect everything, leaving the property as we found it. It is included in the package, no extra fee.

  • What if I am still living in the property?

    Then the Sale-Ready Staging Consultation at £350 is usually the better starting point. It gives you a clear plan for making what you already own look its best.

  • Do you work with our photographer?

    Yes. We hand the property over camera-ready on install day so listing photographs can be shot the same week.

Scoped per development

Show homes carry an unusual weight: they have to sell every property in the development, often before the rest are built. We design and install schemes that help buyers picture themselves at home from the moment they walk through the door, and that look right on every channel the site team relies on: brochures, CGI overlays, listing photography, and dressed open days.

We work end to end, building the look around the development's target buyer and price point, then specifying furniture, art, lighting and accessories to suit. Multi-unit, multi-phase and brand-aligned terms are available for larger schemes, with refresh and reset between marketing phases if a show home needs lifting partway through the sales cycle.

  • Do you handle multi-plot developments?

    Yes. We scope per development and offer multi-unit terms for larger schemes. Tell us the plot count and target buyer at enquiry.

  • How does the styling connect to our brochure or CGI?

    We build the scheme around your existing marketing visuals so the dressed property reads consistent with what buyers see online and in print.

  • Can the show home be refreshed mid-sale?

    Yes. If a development is slow-moving or the marketing strategy shifts, we re-style and reset the show home so it stays current.

  • Do you work with brand-aligned palettes?

    Yes. If your development has a defined brand or design language, we'll align the show home to it rather than imposing our own palette.

A serviced-accommodation property earns through bookings, and bookings are won on the photos and the first impression. Unlike our sale-staging service (which is a six-week hire), serviced accommodation is a full furnish-and-style package that stays with the property and is yours outright. We specify every room as a complete short-stay-ready setup, balancing the editorial look that drives the click with hard-wearing, practical choices built for high turnover.

We start with the local market and your target guest, then design a scheme that lifts your listing above the comparable properties on Airbnb and Booking.com. The result is a space that photographs beautifully, sells the lifestyle, and earns the kind of reviews that compound bookings month after month.

    We specify hard-wearing fabrics and finishes that look editorial but withstand the wear of short-stay use. Practical choices, premium presentation.

  • Can you photograph the listing?

    We hand the property over photography-ready and can coordinate with your photographer on install day, so the listing can go live the same week.

  • Can you refresh the styling later?

    Yes. As your listing matures we can return to refresh soft furnishings and accessories so the photos stay current.

Furniture pack owned outright

An HMO lives or dies on void periods and listing quality. We furnish and style HMOs end to end, room by room and across the shared spaces, so the property reads as a place tenants actively want to live in, not somewhere to put a bed. Like the SA package, the HMO furnish stays with the property and is yours to keep.

The specification balances aesthetics with the realities of HMO operation. Soft furnishings meet UK fire-safety standards (BS 7177 for upholstered furniture and BS 5852 for soft furnishings where required), fabrics are hard-wearing and straightforward to replace, and the styling reads premium without being precious. Stronger listings fill rooms faster, attract better tenants, and protect your yield over the long run.

  • Do soft furnishings meet UK fire-safety regulations?

    Yes. Upholstered furniture is specified to BS 7177 and soft furnishings to BS 5852 where required, in line with HMO regulations.

  • Can you handle a portfolio of properties?

    Yes. Bulk and multi-property terms are available; we'll scope per portfolio at enquiry.

  • Do I own the furniture or is it on hire?

    You own it. The HMO furnish stays with the property and is built to handle repeated tenant turnover.

  • Will you re-style between tenants?

    We can return to refresh and reset shared spaces between long lets or annual cycles. Optional add-on.
